Let’s take a close look at the Glendale home stats, March 2018:

Last month 29 Glendale homes closed escrow, up a little from last month. Selling prices ranged from $735,000 for a 3 + 1 on the 300 block of Allen Ave. to $2,300,000 for the a 5 +6 on Rimcrest Dr. Fourteen of the homes sold for less than asking price, two at the list price and thirteen sold over asking. The median selling price is the better indicator of value.  Assume Glendale’s median selling price of $1,270,000. Half of the homes sold for more and half sold for less. The median selling price is not influenced by an abnormally high or low selling price.  While the average sales price can be influenced by an abnormally high (or low) selling price.
