Harb and Co. Real Estate Wrap Up – Selling AS IS versus AS REPAIRED

Each home seller has unique needs. Some just want to sell quickly and be done with the process. A Realtor’s primary job is to determine which course of action is best for her client. Some clients love the process of preparing their home for sale. They have fun along the way. Others… not so much.  Often we prepare two valuations for our clients, selling AS IS versus AS REPAIRED.  Once our clients are armed with the facts, they can make an informed decision as to the best course of action for their situation.

Our Alhambra listing closed escrow on Monday. We had over twenty offers and closed escrow $71,000 over asking price to a cash buyer. This was a fun project because the two trustees gave us the opportunity to spend about $10,000 on refinishing floors, fresh interior paint, new fixtures, knobs and hardware. We were able to get this home in tip top shape for first time buyers. And it certainly paid off when offers were due.

We listed a Brigden Ranch Spanish in Pasadena located at 2054 Galbreth Rd. This updated pool home will be open Saturday and Sunday.

In addition, we are sorting through offers on our Cudahy units and just plowing through the second quarter of 2018. I am done with the St. Bede fundraiser in honor of St. Joseph and we are getting ready to gear up for the Ronald Mc Donald annual fundraiser at the Langham.
