Last month sixty-nine homes sold which was the highest number of Glendale home sales year to date. Just ten of these properties sold for less than asking price. Only four homes had price reductions before eventually selling.

The least expensive home sale was a three bedroom, two bathroom, 1,050 square foot home located at 1139 E. Lexington Dr. which sold for $750,000. The most expensive home sale was a four bedroom, four bathroom, 3,738 square foot home located at 341 Emerald Isle Dr. which sold for $2,425,000.

The Glendale housing market is demonstrating remarkable strength, with key metrics highlighting its competitive nature. To begin with, the median selling price stands at $1,400,000. This figure actively shows that half of all Glendale home sales closed above this amount, while the other half sold for less, reflecting a balanced yet robust market. Additionally, the average selling price is slightly higher, hovering just below $1.5 million. This elevated average underscores the strong demand pushing prices upward.
Moreover, most Glendale homes are selling rapidly, often fetching prices substantially above their list price. For instance, intense buyer competition frequently drives sales well beyond sellers’ expectations. As a result, six homes achieved exceptional sales prices of $2,000,000 or more, signaling the market’s appeal for high-end properties. In contrast, only six homes sold for under $1,000,000, further emphasizing the scarcity of lower-priced options. Consequently, these trends illustrate a seller-dominated market where limited inventory and high demand create a dynamic environment, favoring those looking to sell at premium prices.

    I’ve been reading that the numbers are beginning to recede just a bit nationwide. Guess they weren’t looking at Glendale in those reports!
