Glendale has many lovely and eclectic neighborhoods, Rossmoyne, Adams Hills, Cumberland Heights, the Verdugo Woodlands and many more. Harb and Co. listed this Verdugo Woodlands charmer on a 12,000 square foot lot. Our listing contract was signed on June 4th, and we went live in the multiple listing service on July 8th. The seller’s had lived in their lovely two-bedroom, one bath home for more than forty years. This is one of the best maintained homes I have encountered.
They were very comfortable, in fact so comfortable that they converted their living room to the dining room so they could host family dinners. Their smaller breakfast nook was converted to a small living room. It made sense for them, but not for selling their home. We brought in a home stager and the rooms were converted back. Was this necessary? No, but it enabled the seller to appeal to a broader audience of home buyers which helps them sell for a higher price.
We listed the home at $899,000. We had two broker’s open houses, followed by Saturday and Sunday open houses. There were multiple offers and escrow closed earlier this month for $51,000 over the asking price. There were several groups that attended two or more of the open houses, brought family, and spent a lot of time at this Verdugo Woodlands traditional, but didn’t write offers. I was surprised… I suppose it was the two-bedroom, one bath situation. The large lot was extra appealing.
