Last month, La Crescenta’s housing market remained active but showed a slight slowdown, specifically, twenty-five homes sold in May 2025, a modest decrease compared to April’s figures. Nevertheless, the market retained its competitive edge. Notably, fifteen homes fetched prices above their asking value, reflecting strong buyer demand. Meanwhile, four homes sold precisely at their listed price. In contrast, six closed below their asking price, indicating some variability in buyer willingness.

Additionally, four homes required price reductions before finding buyers. This suggests that while most listings attracted robust offers, a few needed adjustments to align with market expectations. Consequently, sellers generally held the upper hand, with the majority securing premiums. However, the slight drop in sales volume hints at potential inventory constraints or shifting buyer caution. As a result, La Crescenta’s market continues to favor sellers but shows nuanced dynamics. The data paints a picture of a vibrant yet slightly tempering real estate scene.

Last month, the least expensive home sold was a three-bedroom, two-bathroom, 1,523-square-foot home located at 4712 Rockland Place for $1,325,000. The most expensive home sold was a six-bedroom, nine-bathroom, 9,645-square-foot home located at 655 Hillcrest Ave. for $8,995,000.

Interesting to note that more than half of the homes sold in May 2021 were over 2 million.
