How accurate are online real estate evaluations? Typically, they are within 20% of a home’s actual value. When you want to know how much your home is worth, consult a real estate agent. Last week, I closed escrow on my Dunsmore listing in La Crescenta. The online real estate evaluator, Zillow, indicated the home to be valued at $764,889.
When I initially consulted with the owner, she told me she had met with several other Realtors and was ready to list at $799,000. The home offered three bedrooms, three baths, a family room, a pool, and a nice-sized lot. It’s not a matter of selling but selling for the highest possible price. I don’t like to price too low (too many disappointed buyers), I prefer to price on the edge. We listed at $810,000, received multiple offers, and closed escrow at $830,000. How accurate are online real estate evaluations? Not so much.
