La Canada Real Estate Values and Home Sale Market Update July 2017
Last month, the home at 632 Berkshire sold for an impressive $1,028 per square foot. As a result, the average price per square foot in La Canada increased sharply. This surge highlights the area’s strong demand. Typically, homes in La Canada sell within two months. Even more notably, most properties sell for more than their list price. Clearly, the market remains highly competitive.
The absorption rate has jumped…. I think the numbers are accurate, but we have had an issue with a new MLS (multiple listing service) Flex MLS which the Pasadena Foothill Association of Realtors (PFAR) has signed on with. Once we converted over, not all of our active listings were populating to Realtor.com, Zillow, etc. The conversion was so horrible, I quit the Pasadena board and rejoined the Glendale board to use a different MLS. My brother-in-law Joe also resigned and rejoined “The MLS“. After we both resigned from the Pasadena Foothill Association, the association has since added “The MLS” as an alternative MLS…. apparently, we weren’t the only ones having problems.
