Last month, there were twenty-six La Canada home sales, up from November’s twelve closings. The low absorption rate (lowest for the year) is typical for December. Fewer sellers put their home on the market near the holidays. Many take their homes off the market, which in my opinion is a mistake. There is less competition and most buyers looking over the holidays are motivated.
The least expensive sale in La Cañada closed at $865,000. It was a three-bedroom, two-bath, 1,776-square-foot home on Parkdale Place. On the other end of the spectrum, the most expensive home sold for $8,000,000. This stunning five-bedroom, eleven-bath, 10,655-square-foot estate sat proudly on Commonwealth Ave.
Twelve sellers in La Cañada adjusted their asking prices before selling. But it’s not all bad news. Four homes sold above the original list price, proving demand is still strong. Two more matched their original asking price, holding firm in value.
