I love putting together these real estate stats each month. It’s a great way to stay informed and understand the local market. Each number tells part of the story. It’s always fascinating to see how trends change over time. Some months reveal significant shifts, while others show steady movement. However, the beginning of the year is often tricky. There isn’t enough data in January or February to draw firm conclusions. Fewer homes are listed and sold during this time, which skews the numbers.

The data becomes more reliable as the year progresses and activity picks up. That’s when actual patterns begin to emerge. We take the early numbers with a grain of salt and wait for more consistent activity.

That said, let’s look at La Crescenta real estate, year over year. Last February (2015), 13 homes sold. The average price per square foot was $433.

On average, homes sold in just 46 days. The average sale price was $694,238. Impressively, the average home sold for 100.24% of the asking price. At the time, the absorption rate was 2.69. This number suggested a softer seller’s market compared to what we often see today. The median sale price was $658,000. Looking back, it was a strong time to buy.
