A Broker’s Caravan (Realtor Caravan or Broker Open) is an open house where new property listings are showcased to real estate agents. In recent years, due to online platforms such as Zillow and Realtor.com, buyers often attend if the listing agent inputs the broker’s tour as an open house. It’s a sneak preview before the traditional weekend opens.
Here’s how it works:
Usually happens on a set day of the week. Tuesday: La Canada & La Crescenta | Wednesday: Glendale | Thursday: Pasadena and Burbank | Friday: Sunland, Tujunga and Shadow Hills
Multiple new listings in an area are open for agents to tour.
The Broker’s open houses are often hosted, meaning agents don’t have to deal with a lockbox. Agents can drive around to see several homes during a specific time frame. The Foothill caravan is from 11 a.m. to 1 p.m., while the Glendale caravan is from 10 a.m. to 1 p.m.
Sometimes, there is food or a raffle to attract more agents (and feedback!).
Why it’s useful:
Agents familiarize themselves with current inventory to better match buyers and stay current with market trends and real estate values.
Sellers benefit from early buzz and professional input.
Listing agents might collect feedback on pricing, staging, or quick fixes before the public sees the home.
It’s like a “soft launch” for real estate listings.
