Dear Phyllis,

I love reading your column. These are strange times for all of us. Recently, COVID caused me to lose my job. In addition, my daughter lives in Texas and just had her second baby. As a result, I have decided that now is the perfect time to move and be closer to them.

Many years ago, I went through a divorce and have lived alone since then. As a single woman, I have found it difficult to maintain my Sunland home properly, and it now shows some wear and tear. Consequently, I worry that once I sell, I will face a lot of back-and-forth negotiations over the property’s condition. With the divorce behind me and now the job loss, I feel overwhelmed. I strongly dislike negotiating, and I do not want to go through that process again. How do you think I can best avoid it? Jeannie

Dear Jeannie,

I am sorry for your job loss.  However, I am glad you will move closer to your loved ones. In fact, this may be the push you needed to make a positive change.

I also understand your concern about post-inspection negotiations. They often tire and frustrate sellers and buyers alike. In California, sellers sell homes “AS IS,” but buyers still attempt to renegotiate after inspections.

For example, buyers often question an older roof or worn systems even when those conditions are visible during showings. Then, after the inspection, they sometimes experience second thoughts as the cost of repairs becomes real. Because of this, home sales can shift from simple agreements into emotional and financial reassessments.
