Twenty-three of the thirty-seven homes sold for over the asking price, four at the asking, and ten under the asking price. An eight-bedroom, eight-bathroom, 14,700-square-foot home at 3150 El Tovar Dr. sold for $326.53 per foot. This was also one of the most expensive homes sold in May 2024. It was listed for $4,800,000 and sold off the market for the asking price. The other luxury home, which sold for $4,800,000, was a four-bedroom, six-bathroom, 4,745 square-foot home at 625 W. Kenneth Rd., which sold for $1,011.59 per foot. This is why price per square foot is not the best indicator of value.
A three-bedroom, two-bathroom home at 1336 Western Ave. sold for $1,040.37 per foot.
Last month, the Glendale market also saw a quick sale of an affordable property. The least expensive home sold was a two-bedroom, one-bathroom, 1,241-square-foot home at 410 E. Doran St. Initially listed for $629,000, it was snapped up in just one day for $620,000, indicating a strong demand for more affordable homes in the area.
When examining the Glendale real estate market for May 2024, it’s notable that the days on the market are the lowest year to date. The sales price to list price ratio is the highest. Median and average selling prices are also the highest year to date.

I wonder why the Doran St owners accepted a 9k dollar below asking price offer after just one day on the market?
It was likely sold off market, and then listed in the mls and one day reported sold. That’s the only thing that makes sense to me.
