As a Glendale real estate expert, I do an in-depth analysis of the Glendale housing market each month. Let’s dive into the Glendale housing market for January 2023. Nineteen homes sold compared to last January’s forty-three. Seven of the nineteen homes sold over the asking price, two at asking, and ten below the asking price. The least expensive home sold was a two-bedroom, one-bathroom, 1,430-square-foot home located at 556 Ivy St. Initially listed for $825,000, it sold in only five days for $850,000. The most expensive home sold last month in Glendale was a five-bedroom, five-bathroom, 4,330-square-foot home located at 2544 Flintridge Dr. It was listed for $2,249,999 and sold in nine days for $2,800,000.

When analyzing the Glendale housing market January 2023, it’s interesting to note the price-per-square-foot discrepancy. Once again price per square foot greatly varied. On the low side, selling for $475.44 per sq.ft. for one of Glendale’s newer PUD’s* on Calle La Primavera. On the high end was a 2,030-square-foot home in the coveted 1600 block of Virginia, selling for $1,083.74 per sq.ft.

* A PUD includes ownership of your lot with common areas owned by a homeowner’s association (HOA). There will be homeowners’ dues to be paid to the Association. PUDs typically have amenities such as tennis courts, green belts, pools, etc., maintained by the HOA and utilized by homeowners.
