Last year, my greatest difficulty was getting my listings to appraise for what the buyer agreed to pay. But the real estate tide turns, a recent study by Quicken Loans compared homeowner perceptions of value as compared to appraiser opinions. On average appraiser’s opinions are running higher than homeowner estimates.
Not long ago I was talking with a client who received her bill from the tax assessor, she was horrified over what the assessor believed her home’s value to be. Actually her home was worth several hundred thousand more than the assessor’s evaluation. Very few homeowners know what their home is worth – which is what a buyer is willing to pay.
