I recently closed escrow on 3944 Franklin St. in the Glendale annex of La Crescenta. I had four open houses: Saturday and Sunday, then Foothill and Glendale Broker’s Caravan. There were multiple offers for this La Crescenta home which sold to a cash buyer, $51,000 over asking price.
The home is a fixer, and I ordered a pre-inspection report. The pre-inspection report provides prospective home buyers a detailed analysis of the home’s condition. A Realtor’s goal is to open escrow and not renegotiate after the buyer’s inspection.
During the course of four open houses, I met numerous home buyers working with a variety of real estate agents. Not all real estate agents are created equal. I was most impressed by the Realtors who accompanied their clients to the home or made an effort to see the home before their clients wrote an offer.
One of the lowest offers I received was from a very nice couple whose real estate agent had not taken the time to personally view the home. Advice to home buyers: if you really love a home and don’t want to miss out, make sure your Realtor takes the time to view the home in person. This way they can offer you guidance as to your offered price.
Of course, none of us can predict what a home will sell for in this crazy real estate market. But by viewing a home, I can at least make an educated guess.
