As a Glendale real estate expert, I love crunching housing numbers. Below is an in-depth look at the Glendale housing market for December 2021:
Last month, fifty-five homes sold. Harb & Co. represented two of those sales. Our Highland listing sold for $119,000 over the asking price, and our Raymond listing sold for $240,000 over asking. That sale also included a 60-day free rent-back for the seller. Out of the fifty-five homes sold, forty-one went over asking, five sold at the asking price, nine sold below asking, and six had price reductions before going under contract.
The least expensive sale was at 361 W. Chevy Chase. This two-bedroom, two-bathroom home, which was 940 square feet, sold for $738,000. Even entry-level homes remain in high demand.

The most expensive Glendale home sale was a three-bedroom, four-bathroom, 3,965 square foot equestrian estate located at 1752 Riverside Dr. It sold at $4,150,000.
As soon as everyone gets back to work, listing inventory should pick up and the absorption rate increase. A home on Hermosita sold for $420 per square foot. On the high end a 1241 square foot home on Burchett sold for $1,160.35 per foot.
