Prices jumped year over year. Price per square foot, average sale price, and median price rose sharply. The number of homes sold was slightly lower, but days on market dropped significantly. Homes are selling faster, likely due to multiple offers coming in right away. Out of the 43 homes sold in January, only three sold for under $1 million. The rest closed at or above that mark, showing how strong and competitive the market is.
The least expensive Glendale sale was a two-bedroom, one bathroom, 980 square foot home located at 500 Fischer St. It sold for $800,000. The highest priced Glendale home sale was a five- bedroom, five-bathroom, 4,750 square foot home located at 1021 Matilija Road. It sold for $3,800,000.
Glendale’s price per square foot varied widely in January. A three-bedroom, three-bath home on Palmer Drive in Adams Hill sold for $458.10 per square foot. It measured 2,816 square feet. On the high end, a two-bedroom, one-bath home at 1149 Virginia Avenue sold for $1,049.70 per square foot. That home was just 1,167 square feet. The big price difference shows how location, lot size, and condition can impact value—sometimes more than square footage alone.
