Glendale Housing Market Update May 2019

Glendale Housing Update May 2019 Recap:

Twenty-two Glendale homes sold above asking price. Twenty fetched less than listed. Three closed at the exact asking price. Six homes required price cuts before selling. Sellers adjusted prices to attract buyers. The absorption rate holds at 1.96%. This signals a fierce seller’s market. Inventory vanishes quickly. Harb and Co. tracks key metrics monthly. They calculate median selling prices. They compute average selling prices too. The median splits sales evenly. Half the homes sell above it. Half sell below it. This metric reflects market trends accurately. Averages can mislead. A surge in low-end sales distorts them. High-end outliers skew data too. Glendale’s market favors sellers strongly. Buyers compete intensely for homes. Demand outpaces supply consistently.
