La Canada Real Estate Update: January 2026

Seven homes sold last month, just slightly fewer than in January 2025. However, they moved faster—spending fewer days on the market. While overall home prices were down compared with last year, buyer activity remains strong, signaling a market that’s quick but price-conscious.

A three-bedroom, two-bathroom home at 4630 Alveo Road sold for $1,013.07 per square foot, making it the least expensive home sold in January 2026. The seller listed it for $1,550,000, and a buyer purchased it off-market at the asking price. Meanwhile, a three-bedroom, two-bathroom home at 929 Descanso Drive achieved a remarkable $1,277.42 per square foot.

Last month’s most expensive home sold in La Canada was a four-bedroom, four-bathroom, 3,883-square-foot home at 1304 Padres Trail. The home was initially listed for $4,500,000 and sold for $4,300,000 after nearly 2 months on the market.
