As a real estate expert selling Pasadena homes, I love to take an in-depth look at the Pasadena housing market January 2022 versus the same month last year. It reflects how strong the Pasadena housing market remains. The median selling and average selling price have skyrocketed!

Price per square foot is not a good indicator of value unless comparing properties that are very similar in size, condition, location, and features. Without those similarities, this metric can be misleading. Last month in Pasadena, we saw a clear example of this. The price per square foot varied widely from one home to another. For instance, a two-bedroom, two-bathroom home with 1,255 square feet on Marguerita Lane sold for an impressive $1,077.29 per square foot. This high figure likely reflects factors such as a prime location, and updated finishes.

In contrast, a much larger home—2,516 square feet—at 2735 Del Mar sold for just $422.10 per square foot. This wide gap highlights why it’s important to consider the full context of a property rather than relying solely on price per square foot. When homes differ in size, layout, condition, and neighborhood, their price per foot will reflect much more than just square footage. It reflects the unique story of each home.

Pasadena Housing Market January 2022: Last month, the least expensive home sold was a two-bedroom, one-bathroom, 564-square-foot home located at 1425 Howard St. It sold for $565,000. The most expensive Pasadena home sale in January 2022, was a seven-bedroom, seven-bathroom, 8,047 square foot home located at 1240 S. Grand Ave.  It sold for $8,350,000.
