Let’s take a look at the Pasadena real estate market for December 2025. Last month, buyers closed on sixty-four homes in Pasadena. Of those, twenty-eight sold above the asking price, five met the asking price, and thirty-two sold below. A five-bedroom, three-bathroom home at 225 W. State St. sold for $466.06 per square foot. It’s worth noting that a three-bedroom, three-bathroom home at 166 Linda Vista Ave. sold for $1,248.70 per square foot.

The least expensive home sold in Pasadena was a one-bedroom, one-bathroom, 462-square-foot house at 100 Palmeeto Dr. It was initially listed for $575,000 and sold for $540,000 in seventy-five days. The most expensive home sold last month was a four-bedroom, four-bathroom, 4,181-square-foot house at 333 N. San Rafael Ave. Initially listed for $ 5,695,000, it sold in sixty-six days for the asking price.

The median list price is at its lowest point year-to-date, while the average sales price is the second lowest this year. First-time buyers are driving current market activity, as many sellers remain reluctant to give up their low–low-interest-rate loans.
