Let’s dive into the Pasadena real estate market for July 2025. Last month, buyers closed on 59 homes in Pasadena. Of those, forty-four sold above the asking price, three met the asking price, and twelve sold below it. A three-bedroom, three-bathroom home at 885 Manzanita Ave. sold for $545.17 per square foot. It was the least expensive sale of the month—listed initially at $780,000, it sold in just one day for $700,000.
The most expensive home sold in Pasadena was a ten-bedroom, ten-bathroom, 8,819-square-foot home at 114 Los Altos Dr. Originally listed in October 2024 for $10,800,000, this luxurious 1929 Wallace Neff masterpiece entered the market with high expectations. However, after spending some time unsold, the property returned in April of this year with a reduced price of $7,995,000. Eventually, it found a buyer and closed just last month for $6,400,000.
