Let’s dive into the Pasadena real estate market for June 2025. Forty-one of the seventy-three homes sold over their asking price. Buyers purchased six homes at the asking price and twenty-six for less than the asking price. A four-bedroom, three-bathroom home at 36 Melon Ave. sold for $512.20 per square foot.

A five-bedroom, nine-bathroom home at 1565 Lombardy sold for $2,366.76 per foot. This luxury home topped the list as the most expensive sale in Pasadena last month. Listed for $19,995,000 and sold just a tad below listing for $19,850,000 in seventy-three days.

The least expensive home sold in Pasadena was a two-bedroom, one-bathroom, 909-square-foot home located at 870 E. Howard St. This property was listed for $798,000 and took seventy-nine days to sell for $800,000.

Pasadena homes continue to sell fairly quickly, with most selling over the asking price.  The absorption rate is the lowest year to date, reflecting a strong seller’s market.
