Let’s dive into the Pasadena real estate market for May 2025—forty-two of the sixty-eight homes sold over their asking price. Eight sold at the asking price, and eighteen sold for less than asking. A six-bedroom, six-bathroom home at 3675 Locksley Dr. sold for $625.31 per square foot.  A four-bedroom, four-bathroom home at 1157 Parkview Ave. sold for $1,703.26 per foot.

Last month, the least expensive home sold in Pasadena was a two-bedroom, one-bathroom, 600-square-foot home located at 1691 N. Sierra Bonita Ave. This property was listed for $699,000 and took forty-four days to sell for $690,000. 

The most expensive home sold in Pasadena was a four-bedroom, seven-bathroom, 7,797-square-foot home at 505 S. Grand Ave. This luxury 2002 custom-built home was initially listed for $12,800,000 in October 2024. It eventually sold last month for $11,000,000.

It’s a seller’s market! Pasadena homes continue to attract multiple offers and often sell above the asking price. Meanwhile, the absorption rate shows that the current inventory would run out in just two months if no new listings came on the market. However, not every property sells quickly. For example, a two-bedroom, one-bath home at 1710 N. Oxford sat on the market for 306 days. It was originally listed at $899,000 but ultimately sold for $865,000
