From listing to sale, it’s always about the journey. How we got this Spanish Colonial Revival sold in Glendale:
We met the sellers for the first time in August and quickly developed a game plan. The owners had already had much of the prep work completed before our meeting, the hardwood floors had been refinished and the home had been painted. To avoid a renegotiation in escrow, we had a pre-inspection. The only issue the Harb & Co. Team wanted to address was that the dymondia grass was dormant and brown. To enhance curb appeal, we had the lawn painted.
We listed the home on August 27th for $1,995,000. I was on vacation, so Kris Jardino handled the showings. I am all about timing a listing and was concerned about Labor Day Weekend and the possibility that many home buyers might be out of town. To offset this, we set an offer deadline of September 14th when I was back in town.
We had three offers and countered them to come back with their highest and best price. Two offers came back with escalation clauses. Simply meaning that they would increase their offer over the highest offer. One offer was $10,000 escalation, the other $25,000 escalation. Unsure how to proceed, we discussed with the seller our strategy. We countered at $2,300,000. One buyer met our price, and we opened escrow.
We closed escrow on this Spanish Colonial Revival for $2,300,000 with no buyer credits for inspections in just under thirty days.
