Our last sale of 2025 was this Sunland two-on-a-lot, which closed. And it could not have gone better for my clients.
As we prefer to do with our clients’ permission, we obtained a pre-inspection, and it was a great move as we had seventeen offers! We listed for $985,000 and closed this month for $1,200,000. Once we knew we had a hot property, we added an offer deadline (due date). Every offer was at full price or higher. We countered each offer for their highest and best price. The winning bidder waived their inspection and appraisal contingencys.
Now for the wrinkle. There were no comps in the city to support the selling price. Although the buyer waived their appraisal contingency, I did my best to get the Sunland units to appraise at the selling price. As an experienced Realtor, I have had this dilemma before. So I provided comparables to the appraiser in neighboring cities, La Crescenta and Sun Valley. Out-of-area sales only work when there are really no comparable sales. I dug deep and also included single-family homes with ADUs (accessory dwelling units).
We had three open houses, put this in escrow right before Thanksgiving, and closed a week before Christmas.
