A pocket listing is a home for sale that the agent markets privately instead of placing on the Multiple Listing Service (MLS). The agent shares it directly with their network, other agents, or qualified buyers. Sometimes the property sells without ever appearing on major real estate sites.

Many sellers choose this strategy for privacy. They don’t want neighbors touring their home or open houses bringing in curious visitors. Others want fewer disruptions, tighter control of showings, or a quieter way to test pricing. In some high-demand neighborhoods, a private launch can also create a sense of exclusivity.
Still, limited exposure can reduce competition. Groups like the National Association of Realtors encourage broad marketing because more visibility often leads to stronger offers and clearer market value.
