This is one of those sought-after Craftsman homes in the highly ranked South Pasadena school district. As this 1909 Craftsman has the original brick foundation, I thought an appraiser might make a particular requirement. In addition, there is also a substantial amount of dry rot, and I was fearful the loan underwriter might ask for a termite report and clearance. Because the home is being sold AS IS the buyer applied with three lenders – and ordered three appraisals. Not one of the appraisers seemed to be bothered by the fact that, depending on the estimate – the house requires $40,000 – $80,000+ in foundation retrofit. One of the crazy things I have learned is that whatever I am most concerned about in a transaction never seems to pass…it’s always something else. This home sold in multiple offers and our buyer waived all contingencies – that’s one way to compete with cash buyers.
We are currently in escrow with parents of past clients on a Valley Village home. We love when clients refer their friends, family members and co-workers.
Our Burbank listing also sold quickly, in multiple offers and over asking price. The sellers had done a pre-inspection and of the ten offers, three buyers waived their inspection contingency. We are waiting for loan approval and then closing.
We sold a San Fernando Valley starter home to first time buyers. This buyer was referred by one of the lenders we work with. It’s a wonderful compliment when our service providers trust us with their clients.
