Last month there were thirteen La Canada home sales.
The least expensive sale was 965,000 for a three bedroom, two bath, 1,420 square foot home at 4909 Ocean View Blvd. This home originally listed for $915,000 and sold $50,000 over asking price. The most expensive La Canada home sale was at $3,925,000 for a three bedroom, three bath, 4,0461 square foot home at 399 Flintridge Oaks Dr. , $270,000 less than asking price.
The drop in average days on market (DOM) is more normal for the La Canada housing market. January’s nearly three month average was extremely high and likely due to a few long escrows. And perhaps La Canada home sellers not wanting to move over the holidays.
2138 Cross Street, a three bedroom, three bath home in the Sagebrush neighborhood sold $471,000 over the original asking price. When the competition is fierce for a home, it is really important that the buyer’s Realtor takes the time to view the home. It’s very difficult in these situations to determine how much to offer in order to be the successful bidder.
Two of the thirteen homes sold last month in La Canada experienced price reductions prior to selling. Seven homes sold over their original list price. One sold at the original asking price. Five homes sold for less than the asking price.
