La Crescenta Luxury Real Estate Sales

Last month, the most expensive luxury home sold in La Crescenta was 2342 Chapman.  The home sold for $1,370,000 – $208,000 over the asking price.

The real estate market is a pendulum – it swings back and forth. Historically low interest rates + a shortage of listings have created the perfect storm (ideal seller’s market).

Many home buyers are not willing to make concessions but that is not the reality of today’s market. Of course house hunters should have basic requirements such as: location, school district, yard space…. But most everything else can be changed and or improved upon over time.

I recently listed and sold a La Canada home for more than $200,000 over the list price. Most of the offers were very good. But in today’s market, very good doesn’t get it. I had several cash offers and several non-contingent offers.   I sympathize with buyers in today’s competitive real estate market. It is tough out there and if you are going to be the successful bidder, not only do you have to be aggressive, you and your Realtor need to jump through all of the hoops. That means letters to the seller, and closely following any offer guidelines.
