I admit to being superstitious and typically won’t place the sold sign rider on the sign until after the buyer removes their investigative contingency (when the buyer is done with their inspections). But sometimes, I have other concerns. Often I worry about the property appraising at value (selling price) and every now and again I worry about the buyer obtaining loan approval. For this real estate agent, the sold sign is placed once I am confident the escrow will close and as you can see that depends on a variety of factors.
