Burbank and Toluca Lake

Burbank’s growth was tied to the aviation and entertainment industries because of its location and available land. In the 1920s, aviation was still in its infancy when the Lockheed Aircraft Company purchased a piece of Burbank farmland and built an airplane production plant. By the time the United States entered World War II, Lockheed had nearly 100,000 employees producing 19,000 planes. The motion picture industry also arrived in the 1920s. First National Pictures bought a 78-acre site on Olive Avenue; the company was soon taken over by another young movie company founded by four brothers named Warner. Other entertainment companies continue to follow. Burbank is located in the Eastern region of the San Fernando Valley and North of Downtown Los Angeles.

WHY IS BURBANK REAL ESTATE DESIRABLE?

The city boasts a low crime rate, good schools, and a bustling downtown. The Burbank Unified School District is one of the most high-achieving, competitive school districts in the Los Angeles area, with an Academic Performance Index (API) score continuously well above county and state averages. Most of Burbank’s campuses are above 800, California’s target for a “high-performing school.” The community is a popular choice for those in the entertainment industry and also offers a convenient commute to most areas of the San Fernando Valley.

WHY IS TOLUCA LAKE REAL ESTATE DESIRABLE?

The city of Toluca Lake is very walkable.  Evening strolls for dinner are enjoyable, and a car is seldom necessary for fine dining adventures. Riverside Drive boasts an assortment of restaurants and unique shops, and boutiques.  Many residents are members of Lakeside Golf Club and enjoy the club’s amenities. It’s a small town and a tight-knit community. Many residents are in the “industry,” located near major studios.
