The Harb & Co. Team just celebrated another successful closing on a Chevy Chase Golf Club Adjacent Home. Here’s how it unfolded:
I met with the client in October and crafted an estimated timeline. She planned to move to Senior Housing in December, so we devised a plan of action. First, we conducted a pre-inspection to determine if making repairs and improvements would be cost-effective. We decided against doing any work for several reasons. Although the home had central air conditioning, there was an old unit in the dining room. Removing it would have damaged the wood paneling, so we left it as is. We found an acoustic ceiling in the living room. Painting would have required skim coating to cover the texture, but we were unsure about asbestos and chose not to pursue that path.
One toilet stopped working, so we replaced it instead of taping it off. We also opted to have the home professionally cleaned after the estate sale. We commissioned a professional to develop both a floor and site plan and ensured the home was professionally photographed. We listed the property on the Multiple Listing Service on February 3rd and held open houses Saturday and Sunday. Due to the enthusiastic response, we set an offer deadline for February 10th.
We received eight offers, all but one exceeding the asking price of $1,285,000. Thanks to the pre-inspection, the winning bidder felt confident enough to waive his inspection contingency; in fact, he removed all contingencies. Ultimately, we closed escrow on this Chevy Chase Golf Club Adjacent home in less than thirty days, selling it for $215,000 over the asking price.
What a nice cushion for your client and extra help to pay for her assisted living expenses
