Growing up in Glendale, I became very familiar with all of the various neighborhoods. Now, as a top Glendale real estate agent, I keep close tabs on the market.
Let’s dive into the Glendale Real Estate Update for March 2025. Thirty-three homes closed escrow last month. Buyers purchased nineteen homes over the asking price, three at the asking price, and ten below it. An eight-bedroom, five-bathroom home at 799 Foxkirk Road sold for $392.96 per square foot, while a two-bedroom home at 1329 Linden Ave. sold for $1,179.04 per square foot.
The least expensive home sold in Glendale was a two-bedroom, one-bathroom, 1,224-square-foot home located at 1108 E. Harvard St. It was listed for $910,000 and sold in six days for $840,000. I would love to know the back story as to why this home sold in six days for $70,000 less than the asking price. The listing agent and selling agent were not the same, it just seems odd. If the home were overpriced why not drop the price and try for a bidding war.
The most expensive sale was a five-bedroom, five-bathroom, 4,417-square-foot home at 3207 Beaudry Terrace. The sellers listed it for $2,795,000, and it sold for $3,010,000.
The only trend I see for the first quarter is that the absorption rate has declined each month, contributing to a stronger seller’s market. A two-bedroom, two-bath home on Dorthy sold off the market (no MLS submission). Fourteen Glendale homes sold in thirteen days or less.
