On Friday, I closed my Pasadena listing on Allen. This home sold over the asking price in multiple offers, and the buyer waived their appraisal contingency. The lender was a slacker, and there was last-minute drama, but Kristen Hartwick and her crew at Glen Oaks Escrow and savvy Title Rep Sonia Haas saved the day.

My Glendale duplex listing closed – another multiple-offer scenario. Although I gave the appraiser comps, the appraisal was $50,000 low. The appraiser insisted on comparing this seven-bedroom four bath duplex to 3 and 4-bedroom duplexes (refused to use tri-plexes as comps even though they were more similar in size and income). The buyer had a sizeable down payment, looked at the comps, and wisely moved forward.

Last week I put both of my La Crescenta listings – Hamilton and Piedmont in escrow. My Sky Ridge listing in La Crescenta is also in escrow… waiting on loan approval.

My Glendale condo on Stancrest is closing this week. Keeping track of all these escrows is a full-time job. Fortunately, I have ten + years of experience in mortgage banking, or I don’t know how to stay on top of it all.
