It’s picture day! Your most important showing is today, where you should put the most effort. First impressions count. How do you prepare for real estate photos?

THE BASICS:

The home should be clean; ideally, the yard, walkways, and patios should be freshly blown.
Remove most items from countertops and furniture (de-clutter).
All light bulbs should be working.

How do you prepare for real estate photos

EXTERIOR:

Park vehicles away from the front of the home.
Hoses, garbage, and recycling bins should be neatly arranged.
Clean outdoor furniture, rearrange pillows and umbrellas, and remove covers from furniture and barbecues.
Clean up pet waste, if any.
Holiday Décor: It should not be in photos; it will date the listing.

INTERIOR:

Window Coverings: Natural light is excellent! But position them so that any unattractive views are hidden.
Clean mirrors and windows.
Move trash cans and laundry baskets out of sight.
Store pet dishes, toys, beds, etc.
Turn off televisions, computers, and ceiling fans.
Hide remote controls and chargers. Tidy cables and electric cords.
Tidy furniture placement.

KITCHEN:

The sink should be empty, hiding sponges, dish racks, and cleaning products.
Declutter: remove most small appliances. Remove refrigerator magnets, photos, calendars, etc.
Organize open and glass shelves.

LIVING AREAS:

Declutter: Minimize photos, personal items, knick-knacks, etc.
Organize bookshelves.

BEDROOMS:

Properly make the beds and remove wrinkles.
Declutter nightstands and dressers.
Straighten walk-in closets.

BATHROOMS:

Toilet seats down.
Declutter: Hide toothbrushes and personal hygiene products (counters, showers, and bathtubs). Clear countertops of most items.
Towels should be folded neatly and wrinkle-free.
