Some are easier than others. This La Canada Sagebrush home just closed escrow. With the Harb & Co. Client Concierge Program we took the initiative to cover the costs for several minor repairs and improvements on this Mid-Century fixer. Our first step was to tidy up the landscape, ensuring the exterior looked inviting and well-maintained. We also removed outdated or unnecessary furniture to make the space more open and appealing.
Next, we gave the entire home a thorough cleaning, making sure every corner was spotless and ready for presentation. This allowed the home to shine in its best light for potential buyers.
Once the home was looking its best, we arranged for professional photos to capture its charm. With the stunning visuals ready, we were able to list the property on the multiple listing service (MLS). By handling all these details, we ensured the home would stand out and attract the right buyers from the moment it hit the market.
This Sagebrush home attracted significant interest, despite not being in the La Canada school district. We received eighteen offers on this $1,450,000 property. Ultimately, we sold it for $1,750,000, $300,000 over the asking price. Additionally, the buyer waived both their loan and appraisal contingencies. They completed their physical inspection before submitting their offer, allowing them to waive that contingency as well. Their offer was $300,000 above the list price and non-contingent. This is a clear indication of the intense competition buyers face in La Canada and many other Los Angeles neighborhoods.
