The La Crescenta housing market in May 2021 was exceptionally robust, reflecting a highly competitive environment. First, forty-two homes successfully closed escrow. Impressively, thirty-three of these homes sold above their asking price. Only one sold at the asking price. Meanwhile, just eight sold below the listed amount. Remarkably, none of these properties required a price reduction before selling. This indicates strong buyer confidence and aggressive bidding.
For instance, the least expensive home sold was a cozy two-bedroom, two-bathroom residence at 2822 Community Ave. This 1,001-square-foot home, built in 1952, fetched $820,000, 4% above its $790,000 asking price. Its sale underscores the demand for even smaller homes in this sought-after market. Additionally, the lack of price reductions highlights sellers’ ability to set ambitious prices and still attract multiple offers.

Consequently, the market favored sellers significantly. Low inventory likely fueled this frenzy. As a result, buyers faced intense competition, often paying premiums. Therefore, La Crescenta remained a seller’s paradise in May 2021. In summary, these numbers reveal a dynamic market driven by high demand and limited supply.

The most expensive home sold was a four-bedroom, three-bathroom, 2,340-square-foot home located at 2328 Chapman Road.

The average selling price and median price are the highest year to date. The average La Crescenta home sells for 10% over the asking price.  For decades, the process of pricing a La Crescenta home for sale did not change. With the help of their Realtor, a home seller would add a bit to their asking price, leaving room to negotiate. Buyers and their Realtor would then try to gauge how much to offer. Typically, the final selling price was a bit lower than the home’s asking price.

The lack of inventory and historically low-interest rates have resulted in bidding wars for most La Crescenta homes. Consequently, the majority are selling substantially over their asking price.
