Let’s take a look at the Pasadena real estate market for March 2025. Last month, buyers closed on fifty-five homes in Pasadena. Of those, thirty-seven sold above the asking price, and the remainder sold below the list price. A five-bedroom, four-bathroom home at 2450 E. Orange Grove Blvd sold for $584.95 per square foot. Meanwhile, a two-bedroom, one-bathroom home at 1643 Whitefield Road sold for $1,368.42 per square foot.
The least expensive home sold in Pasadena was a one-bedroom, one-bathroom, 462-square-foot house at 100 Palmetto Dr. Initially listed for $558,000 and sold in 263 days for $550,000. The most expensive home sold was a five-bedroom, eight-bathroom, 6,571-square-foot house at 1155 Linda Vista Ave. The home initially listed for $6,995,000. However, it sold for $6,750,000 after nearly four months; meanwhile, nine Pasadena homes sold within 10 days.
Notably, the absorption rate dropped to its lowest level year to date. At the same time, the selling price-to-list price ratio reached its highest point this year. Additionally, the median price hit $1,700,000. This means half of Pasadena’s homes sold above that mark, while the other half sold below it.
