Pasadena Real Estate Market January 2024

Let’s dive into the Pasadena real estate market for January 2024 and compare it to January 2023. Last month, thirty-five homes sold, up from January last year’s twenty-five. Seventeen of these homes were sold for over the asking price, one at the asking price, and seventeen below the asking price.

Once again, the average price per square foot varied greatly. On the low end was a five-bedroom two-bath home on Del Mar selling for just $581.71 per foot.  On the high end was a 2,565-square-foot home on San Rafael selling for $1,403.51 per foot.

The least expensive home sold last month in Pasadena was a two-bedroom, one-bathroom, 620 square-foot located at 415 N. Sierra Madre Blvd. Initially listed for $850,000 and sold in thirty-two days for $730,000. The most expensive home sold was an eight-bedroom, seven-bathroom, 6,018 square-foot home located at 3245 Villa Highlands Dr.  Initially listed for $4,199,000 and sold in fifty-eight days for $4,320,000.

On a nationwide outlook, I refer to CoreLogic. Nationally, home prices increased by 5.5% year over year in December. No states saw home price declines. The states with the highest increases year over year were Rhode Island (13.3%), New Jersey (11.3%) and Connecticut (10.5%).
