Rain Gutters and why they are so important

I have been selling real estate in the Los Angeles suburbs of California for three decades. When I first began my real estate career, home inspectors were not as concerned about lawsuits. But the scope of home inspections has greatly changed. Apparently there have been a lot of issues with drainage. About fifteen years ago, I noticed inspectors were making more observations regarding how water is diverted away from the home.

The importance of rain gutters

In our dry desert climate, we often overlook rain gutters. But when it rains in Southern California it pours. Rain gutters are critical components of a home’s roofing system. Relatively inexpensive, they are a long-term investment in its infrastructure. They are basically troughs that collect rain running off the roof and channel the rainwater, to downspouts that divert it to the ground and away from your home, and most important your foundation. Without a proper rain gutter system, the water can damage the foundation. It can also collect in crawl spaces and be a breeding ground for mold.

It’s not enough to simply have rain gutters. An important part of home maintenance is having them regularly cleaned. We typically have our gutters and window professionally cleaned at the simultaneously by the same company. Usually once a year.
