When Does the Sold Sign Go Up?

I admit to being superstitious. Therefore, I typically won’t place the sold sign rider on the sign until after the buyer removes their investigative contingency. At that time, the buyer had completed all of their inspections.  However, sometimes, I have other concerns.  Often, I worry about the property appraising at value (selling price). Other times, I worry about the buyer obtaining loan approval.  For this real estate agent, the sold sign is placed once I am confident the escrow will close, and as you can see, that depends on various factors.
