You are certainly not the only homeowner who has had major work done to their home without obtaining the appropriate permits. Some municipalities differ as to the point of sale requirements. You are not required to have the work permitted to sell your La Crescenta home. You can sell it in its present as-is condition, but you will need to disclose the lack of permits.
If I were your Realtor, I would likely recommend the following disclosure wording: In 2005, ABC Contractor replaced the heater in my home without pulling permits. John Doe Roofer replaced the roof in 2005 without pulling permits. Of course, you must note any problems you have experienced with the heater, roof, or any other systems on your Transfer Disclosure Statement.
