Last month, forty-six Glendale homes closed escrow, a significant increase from the previous month. Buyers showed strong interest, driving up activity across the market. Selling prices varied widely. On the lower end, a two-bedroom, two-bath, 977-square-foot home at 904 Raleigh St. sold for $600,000. In contrast, the most expensive sale was a stunning five-bedroom, seven-bath, 6,024-square-foot estate at 3030 Edgewick Rd. It sold for $2,440,000.

Pricing trends revealed interesting patterns—sixteen homes sold for less than the asking price. Meanwhile, six properties closed at the list price. Most notably, twenty-four homes sold for more than the asking price. Clearly, demand remains strong. Savvy home sellers continued to set enticing asking prices. This strategy encouraged competitive offers, allowing them to negotiate up rather than down. As a result, sellers maximized their returns in this robust market.

The median selling price is the better indicator of value.  Assume Glendale’s median selling price of $941,000, down from last month. Half of the homes sold for more and half sold for less. An abnormally high or low selling price does not influence the median selling price.  While the average sales price can be influenced by an abnormally high (or low) selling price.
