Let’s dissect the Glendale Housing Market January 2021:

Last month forty five homes closed escrow. Twenty-four homes sold over asking price and five at asking. Sixteen sold for less than asking and ten had price reductions prior to selling.

The least expensive sale was a two bedroom, one bath, 1,172 square foot home on Harvard for $670,000. Last month the two highest Glendale home sales were $1,800,000. The first sale was a five bedroom, three bathroom, 3,213 square foot home at 1610 Highland Ave. The second home was a three bedroom, three bathroom, 2,594 square foot home at 1122 Avonoak Terrace.

It continues to be a very strong market Glendale housing market. The average home is selling in 40 days. The absorption rate of less than 1% is extremely low. Our Glendale listing on El Arbolita sold with over ten offers. We listed at $1,185,000 and sold for $1,370,000.

We closed on our El Arbolita listing $185,000 over the asking price. There were fourteen offers. Unfortunately this equates to thirteen disappointed Glendale home buyers.  This is the sad reality of our Glendale housing market.

    My mom lives in north hollywood and according to a flyer I recently saw several homes are selling fast there too. I was amazed at how many sold in under ten days. I feel sorry for buyers.
