Last month, August 2021, more than half the La Canada homes sold for over $2,000,000. The real estate market showcases remarkable strength, as evidenced by several key trends. To begin with, an impressive twenty-five homes sold above their asking price, actively demonstrating fierce buyer competition and a willingness to exceed listed values. In stark contrast, only four homes sold for less than their asking price, further emphasizing the overwhelming demand driving this market. Moreover, in La Canada, just one home underwent a price reduction, indicating sellers’ confidence and the scarcity of downward pricing adjustments. As a result, these dynamics collectively illustrate a vibrant, seller-dominated market where properties are selling quickly and commanding premiums, with minimal need for price concessions.

The least expensive sale was a three-bedroom, two-bathroom, 1,290-square-foot home located at 4428 La Granada Way.  It sold for $1,200,000, $25,000 over the asking price. The highest priced La Canada home sale was a five-bedroom, seven-bathroom, 5,729 square feet. This luxury home was located at 1313 Descanso Dr.  It sold for an impressive $5,510,000, which was $660,000 over the original asking price.

    It’s pretty crazy, homes that previously sat on the market are now selling over asking price. Like 4959 Commonwealth for example. So wild!
