To maintain my status as a top La Canada real estate agent, I need to stay on top of the housing market. Let’s look in-depth at the La Canada housing market for March 2023. The number of closings increased. The average sales and median price have increased. Days on the market have declined. The absorption rate has decreased, indicating a stronger seller’s market. The lack of listing inventory is distressing to home buyers.

The least expensive sale was a four bedroom, three bathroom, 3,306 square foot home located at 5021 Hillard Ave. Initially listed for $1,995,000. It sold in twenty-five days over, asking for $2,080,000. The most expensive La Canada home sold was a five bedroom, four bathroom, 6,352 square-foot home located at 840 Saint Katherine Dr. Originally listed for $4,995,000, it sold selling in twenty days for $5,188,888.

Seven La Canada homes sold over the asking price. A home on Bramblewood sold $355,000 over the asking price.  Meanwhile, the home on Richey sold for $99,000 less than the list price.

The average price per square foot varied greatly. On the low end was a home on Richey in the Sagebrush neighborhood sold for $613.62 per foot. Selling for $1,072.52 per foot was a 1,958-square-foot home on Solliden.
