La Canada Real Estate – April 2026: I keep up to date on the La Canada real estate market in order to properly guide my La Canada clients. Now, let’s break down the numbers for April 2026. Eleven homes closed escrow last month—six homes sold above the asking price, and five sold for less. Interesting that two of the homes sold off-market.
A four-bedroom, three-bathroom home at 2124 Patagonia Dr sold for $760.59 per square foot. A four-bedroom, three-bathroom home at 358 San Juan Way sold for a remarkable $1,194.38 per square foot. Note the property on Patagonia Dr had more square footage.
Overall, six homes selling over list price reflect continued buyer competition. However, the mix of above- and below-asking sales shows an active market—but more nuanced than earlier in the year.
The least expensive home sold in La Canada was a three-bedroom, two-bathroom home located at 44467 Ardara Place. It was initially listed for $1,549,000 and sold for $1,550,000. The most expensive home sold last month was a five-bedroom, six-bathroom home at 1929 Lyans Dr. The sellers initially listed this property for $4,650,000 and sold it for $4,300,000.

Hiring the right Realtor matters. Phyllis Harb understands that every home — and every seller — requires a different strategy. From pricing and preparation to marketing and negotiation, experience matters in a market that is shifting and becoming more selective. Proper pricing is critical. Price too high, and buyers may overlook the property entirely. Price strategically, and you create urgency, stronger activity, and potentially multiple offers.
Preparation is equally important. Buyers today respond to homes that are well-presented, thoughtfully prepared, and professionally marketed. Small details can have a significant impact on the final sale price.
With deep knowledge of La Canada Flintridge and the surrounding communities, Phyllis Harb helps sellers position their homes to stand out in today’s competitive market. In today’s market, strategy is everything. The right preparation, pricing, and representation can make a substantial difference in both the final sale price and the overall experience.
