La Canada Real Estate Update: March 2026

Fifteen homes sold last month. Notably, eleven sold above asking. One sold at asking. Meanwhile, two sold below asking. A four-bedroom, three-bathroom home at 201 Mariners View St sold for $828.40 per square foot. In contrast, my four-bedroom, three-bathroom listing at 4345 Oakwood Drive achieved $1,294.38 per square foot.

Overall, the average and median prices reached their highest levels year to date. At the same time, the absorption rate dropped to its lowest point year to date. In addition, the sales price-to-list price ratio climbed to its highest level year to date.  One home sold off-market, three other homes sold in less than ten days.

Last month’s least expensive home sold in La Canada was a three-bedroom, three-bathroom, 1,700-square-foot home at 5132 Crown Ave. The most expensive home sold was a four-bedroom, four-bathroom, 4,817 square-foot home at 5116 Greencrest Road. Initially listed for $4,795000 and sold for $4,700,000 after nearly twenty-five days on the market.
