The lowest-priced home sold last month in La Crescenta was a three-bedroom, one-bathroom, 1,608-square-foot home located at 14 Mountain Oaks Dr. with a selling price of $772,000.  Mountain Oaks is a small cluster of unpermitted homes. Much of the neighborhood has small, windy roads, and a firetruck could likely not reach many homes. In the 1920s, lots were sold, and fourteen homes were constructed.

Although no homes have been built since 1948, many have been updated. Originally, there was a pool and lodge with a ballroom; It was rumored to be a getaway for drinking during prohibition. In the 1950s, it lost its luster.

The most expensive home sold was a four-bedroom, four-bathroom, 3,743 square-foot home located at 5427 Pineridge Dr. which sold for $2,425,500.

Although all thirty-three homes sold last month, at asking price or above, five had price reductions prior to selling. Twenty-seven of these homes sold over one million.  Because of the small amount of available La Crescenta homes for sale, many homes are now being offered in an auction-like atmosphere and the bottom line is price.  Currently the list price is the beginning of the negotiations.

Someone who’s more familiar with the La Crescenta housing market of the past, may believe it’s ridiculous to offer more for a home than the listing price. However, bidding wars are creating a circus like atmosphere in most sales today. Now more than ever, it’s critical to have a seasoned real estate professional on your side.
